Maintenance includes the following services:

  • Coat all major components of outside condensing units annually with special corrosion inhibitor to extend the life of all parts.
  • Clean evaporator coils in place annually if necessary.
  • Oil all motors pursuant to manufacturer's specifications.
  • Change or wash filters twice annually. Note: Customer is responsible for changing filters all other months (manufacturers recommend changing filters monthly).
  • Check complete operation of entire air conditioning and heating system twice annually to ensure maximum efficiency.
  • Bring each system up to its maximum efficiency to extend life of unit and help reduce unnecessarily high electric bills which can be caused by overworking of a unit due to the system not working at maximum efficiency.

Note: This agreement includes Service Calls and Preventive Maintenance only. REPAIR, LABOR AND PARTS WILL BE QUOTED ON A 20% DISCOUNTED FLAT RATE BASIS.
